My Buyer Presentation
Introduction

I believe in focusing on the client's needs. If you're in the market for a home I want you to know what I am prepared to do for you. You can be assured that I will take every opportunity "to make it happen" for you.
Facilitator Agency

There are two types of real estate agency open to you as a buyer. You can have me work for you as a "Facilitator Agent" or a "Buyer Agent". This slide points out the basic capabilities that an agent can provide. The Facilitator can provide only the basics, that is, he can get property information from the MLS, schedule showings, assist in pointing out the basics of preparing an offer and help schedule closings. While doing these things, he cannot provide you with any additional assistance. He can only lead you, not advise you.
Buyer Agency - Property Information

As your "Buyer Agent", my role is expanded significantly. I can prepare for your arrival by sending you listings directly from the MLS and prepare a set of listing documents for your help in reviewing properties. I can also help in the process of getting you pre-approved for a mortgage so that you can narrow your search to those properties in your price range. I can also provide you with my perspectives on any property you have chosen. Finally, I can advertise your needs on the MLS system so that when properties that meet your general needs and requirements become available listing agents will be able to identify you through me to advertise their property more extensively.
Buyer Agency - Today's Unique Process

At Today Real Estate. we take that advertising to an additional plateau. At our weekly meetings we will announce your particular requirements to the entire staff to be assured that we have not overlooked any potential properties that might fit your needs. We will also post your needs in our quarterly publication which is available to the general public as well as agents at other companies. Finally, if you sign up as a "Premium Buyer Client", we will post your needs on our Today Web Site so that you are constantly in the forefront of our extensive list of agents with properties top sell. Buyer Agency - Schedule Showings

As your "Buyer Agent", I will be able to discuss issues related to the properties we are seeing. I can share whatever information the seller or the selling agent has provided me related to the property. I can also point out potential deficiencies about the properties that I can observe and relate to previous experience. During our search, I will be able to share my detailed knowledge of the market and or assist in getting information that you request. Finally, I can do a market analysis of the property or properties you are interested in to help you determine what would be a fair offer.
Buyer Agency - The Offer

Once you have determined that you want to make an offer on a property, I will help you prepare the offer to suit your needs to include financial aspects peculiar to your needs. Together, we will determine all of the conditions to be placed in an offer such as inspection contingencies. We can also determine if their are other factors that need to be included such as items you want the seller to leave with the house. Once the offer is finalized, I will request that I be present with the selling agent to present the offer. By doing this, I will be sure to point out the benefits of the seller accepting your offer and explain any peculiarities of the offer. If after the offer has been considered the seller makes a counter offer, I will meet with you to determine any changes you might want to make in the counter offer. In short, I will negotiate until we arrive at a deal that is amenable to you.
Buyer Agency - The Closing

Once we have an accepted offer that both the seller and buyer have agreed to, I will then set about arranging the closing schedule with you so that you are fully aware of when the closing steps are scheduled. Part of this schedule is to arrange for all of the necessary inspections. I will attend ALL inspections done on the property at your behalf to provide you with any necessary advice and counsel. Where necessary, I will assist in maintaining a status of the offer process to include assuring that contractual schedules are met, and of critical importance assuring that you mortgage application is proceeding on schedule. Finally, I will be with you at closing to assure that all the T's are crossed and I's are dotted based on your original intent.

The key to my service can be wrapped up in the fact that it is my job, if you will, to assure that you, as my buyer client, are always in a position to make an "Informed, Intelligent Decision".
You Are Important To Me

You are very important to me! You can rest assured that I will do everything in my power to focus on your needs while you are my client. In addition, I will use all of the tools provided to me by Today Real Estate to be sure you get premier service and consideration. At Today Real Estate we have a unique teamwork approach to all of our clients. My fellow agents are always prepared to stand in for me to accomplish your goals, if I am not available for any reason. I also avail myself of the fact that agents at Today Real Estate have FULL TIME administrative and management support. Our office managers, while being real estate agents themselves, DO NOT pursue buyer or seller clients themselves and are available to us 24 hours a day and seven days a week.
Mortgage Pre-Approval

Mortgage Pre-Approval is vitally important, not only to you but to me as well. By being pre-approved we can, together, find you properties to see that are in your price range and not spend our time on those that are well above this range. I have encountered too many instances where a client will fall in love with a house only to discover later that they cannot get a mortgage to buy it. I don't want that to happen to you because it is debilitating and discouraging for you. A mortgage pre-approval will also strengthen your position in negotiations associated with an offer you place on a property and more often than not, it can be the swing factor in a sellers mind when reviewing multiple offers on the same property.
Obtaining The Best Financing

If you are in the market to shop for the best terms for a mortgage, I can provide you with a list of potential mortgage companies for you to contact. I would also recommend that you ask "Mortgage Master", a company that Today Real Estate is associated with, for their outlook on your mortgage. Mortgage Master is a lender NOT a broker and thus may be able to offer you a better rate or conditions. You should at least check them out.
No More Overpaying

My bottom line for you is to assure that you pay the lowest possible price for the home you have chosen. I promise to take you through the above steps in arriving at the end product. I pride myself on the services and advise that I provide to my customers and I further promise not to pull any punches in doing so. Remember, I have a "CAN DO" attitude which I take all the way to the finish.
